Avtalsvillkoren \u2013 vad st\u00e5r i hyresavtalet?<\/strong><br \/>Kontrollera upps\u00e4gningstid (vanligtvis 9 m\u00e5nader f\u00f6r lokalhyresavtal om inget annat avtalats).<br \/>Finns det ett f\u00f6rl\u00e4ngningsavtal eller automatisk f\u00f6rl\u00e4ngning?<br \/>\u00c4r det ett tidsbest\u00e4mt avtal (kan inte s\u00e4gas upp i f\u00f6rtid utan s\u00e4rskild klausul) eller ett tillsvidareavtal?<\/p>\n<p><strong>2. Upps\u00e4gningen m\u00e5ste vara skriftlig<\/strong><br \/>Enligt Jordabalken 12 kap 8 \u00a7 ska upps\u00e4gning av lokalhyresavtal vara skriftlig.<br \/>Skicka upps\u00e4gningen med rekommenderat brev eller f\u00e5 den mottagen och kvitterad av hyresv\u00e4rden.<\/p>\n<p><strong>3. Upps\u00e4gning f\u00f6r villkors\u00e4ndring eller avflyttning?<\/strong><br \/>Vill du avsluta hyresf\u00f6rh\u00e5llandet helt? D\u00e5 r\u00e4cker det med upps\u00e4gning f\u00f6r avflyttning.<br \/>Vill du f\u00f6rhandla om nya villkor (t.ex. hyra, bindningstid)? D\u00e5 m\u00e5ste du s\u00e4ga upp f\u00f6r villkors\u00e4ndring, och ange de nya villkoren i upps\u00e4gningen.<\/p>\n<p><strong>4. T\u00e4nk p\u00e5 det indirekta besittningsskyddet<\/strong><br \/>Lokaler omfattas ofta av indirekt besittningsskydd.<br \/>Hyresg\u00e4sten kan ha r\u00e4tt till ers\u00e4ttning om hyresf\u00f6rh\u00e5llandet avslutas utan \u201dsaklig grund\u201d,<br \/>t ex. 12 m\u00e5nadshyror som standarders\u00e4ttning. T\u00f6m lokalen i tid och dokumentera<\/strong><br \/>Se till att lokalen \u00e4r r\u00f6jd, st\u00e4dad och \u00e5terst\u00e4lld enligt avtalet.<br \/>Ta g\u00e4rna foton eller g\u00f6r en gemensam besiktning med hyresv\u00e4rden.<\/p>\n<p><strong>6.
